How remaining VA entitlement works
VA doesn't lend money — it guarantees part of your loan. That guarantee is your entitlement. When you still have a VA loan you aren't paying off, part of your entitlement is tied up in it. Your remaining entitlement is 25% of your county's conforming loan limit minus the entitlement already charged. Lenders generally let you borrow up to four times your remaining entitlement with no down payment. Above that, you typically put down 25% of the difference.
Worked example
Say you're buying in a county with an $832,750 limit, and your current VA loan was charged $75,000 of entitlement. 25% of $832,750 is $208,187.50. Subtract $75,000 and you have $133,187.50 remaining. Four times that is $532,750 — the most you could borrow with $0 down. If you buy a $600,000 home, 25% of the price is $150,000; minus $133,187.50, that's a down payment of about $16,813 (2.8%). Because that's under 5% down, the subsequent-use funding fee is 3.3% of the $583,187 loan — about $19,245 — unless you're exempt.
